Can you gross up VA disability income?

Yes. Because VA disability compensation is tax-free, lenders gross up VA disability income to its taxable equivalent under Fannie Mae B3-3.1-01 and VA underwriting guidance. The standard gross-up is 25%, so $2,000 a month becomes $2,500 (125% of the original) for qualifying purposes. That higher figure is what counts against the VA 41% DTI guideline. Some VA-specialty lenders gross up 30%.

As of 2026, 25% is still the common lender default, and neither VA nor Fannie Mae guidance has changed it. The exact factor is set by the individual lender or loan investor, not the VA, so a few conservative shops use 20% while VA-focused lenders sometimes go to 30%.
