What is a VA residual income calculator?
A VA residual income calculator estimates the cash a Veteran has left each month after PITI, debts, utilities, and living costs, then compares it to VA's minimum. For a West-region (Utah's region) family of four, VA Pamphlet 26-7, Chapter 4 requires $1,117 left over on loans of $80,000 or more. Pass the residual income test and a Utah Veteran can qualify even when debt-to-income runs past the 41% guideline.
